How to generate a Complexity Report for a property?

Understanding the appraisal complexity upfront before starting the appraisal process is valuable to lenders, AMCs, and appraisers. Please see here for a detailed explanation of the purpose and how we generate the complexity reports.

The following 5 steps explain how to generate the Complexity Report for a property.

Login to Profet.ai using the URL: https://mca.propmix.io/#/ 

Step 1: Go to the “Initiate Order” page and select Complexity Report under “Report Type” from the dropdown menu.

Step 2: Enter the subject property address and click on continue.

Step 3: Review the subject property details.

This displays the property characteristics we automatically fetched from listing and public record data and also indicates where we got it from – note the color coded legend.

You may have to supply any missing required information here to help us perform the analysis. The required characteristics are indicated with an asterisk (*).

Step 4: Click on the button “Get Complexity Report” at the bottom right after reviewing the subject property details on the page.

The complexity report is now ready to view.

The Complexity Report has five sections – click on each tab provided at the bottom of the page or swipe to go to each section.

  • Score Summary
  • Property Information
  • Score Details
  • Map & Comparables View
  • Map & Flood Information (optional)
  • Plat Map (optional)
  • Sketch (optional)

Score Summary: Provides a graphical view of the complexity score and summary.

 

Property Information: Detailed subject property information including history and images if available from listing data

Score Details: Detailed variance analysis of the subject property.

Map & Comparables View: List of all comparable sales and listings found based on similarity and proximity.

Map & Flood Information: if Flood data is enabled at the time of setup, this section includes the flood and the FEMA Map number and effective date among others.

Plat Map: if enabled at the time of setup, this section includes a map  drawn to scale to record the plots of land and property boundaries used to determine easements, nearby streets, and flood zones.

Sketch: if enabled at the time of setup, this section provides the building sketch of the subject property.

Step 5: You have the option to export the complexity report to PDF or XML. 

Click on “Downloads” to open a popup with export format options.

Choose the desired format and click on “Proceed” to download the report to your device.
